The Whole Picture
Most lenders are departmentalized and each department only knows a small piece of the whole
picture to close your loan. So, when you go to a lender, they don't or won't tell you that you may
not qualify or that something about the loan may cause a delay or a rejection of your loan request.
With Rockland Financial, we keep abreast of the entire loan process, each step of the way. Your
loan is always in our control. If you don't qualify or there is something that will cause a problem
later, I will tell you usually within the first 72 hours of the loan process. Not only that, but
because of my extensive expertise and connections, I will offer suggestions and solutions to close
your loan, as agreed and on time.
In the event that a particular lender does not like the loan, I can always pull it, and send it to
another lender, at no additional charge to you, with only a couple days of delay. After all, I have
99 more to choose from.
When you go directly to a lender, if they don't like your loan, you need to start all over again with
the paperwork and fees. That means it has set you back at least 3 more weeks, probably
$300-500 out-of-pocket that the new lender is going to charge again, and all that paperwork
needs to be filled out again and more copies need to be made.
Bait and Switch
Most lenders will not tell you that what you came in for is not what they're going to sell you.
Let's say you want a 30 year fixed, and the lender does not usually sell that product, they sell
mainly adjustable rate mortgages.
It's not their niche. Their policy is not to tell you. Why? Because once they've got you hooked
for 3 weeks and sucked you dry, they figure you'll do anything THEY want, which is to sell you
an adjustable or some other loan that the head office is having a promotion on (translation: more
commission to the loan officer selling it to you, but there's nothing in it for you).
At Rockland Financial, I will give you a Good Faith Estimate within 72 hours of the loan process
and you will know exactly what kind of loan you are getting, its terms and fees.
If I cannot get you a particular loan, I will advise you on what we need to do to make your loan
request complete.
